Outline of services

  • Issue Levy notices and pay invoices
  • Provide monthly statutory reconciled accounts including balance sheet, statement of income and expenditure and levy status report
  • Arrange insurance valuation and policy renewals
  • Claims administration and other activities involved in minimisation of loss, liaison with loss adjustors and other related activities
  • Maintain strata role and minute book and other records
  • Maintain correspondence file
  • Maintain online web service for strata plans
  • Record and retain notices under sections 118,119 and 120 of the Act
  • Attend to routine written and oral communication
  • Prepare and distribute agenda and minutes of all meetings
  • Answer queries from occupants about by-laws and issue notices relating to any breaches
  • Attend Owners Corporation meetings
  • Arrange for contractors to undertake routine repairs and maintenance of the common property
  • Obtain quotations for any item of proposed expenditure exceeding the agreed amount
  • Arrange building inspections, report, certification, and 10 year sinking fund plans as required
  • Arrange and execute contracts pursuant to the Home Building Act 1989 (NSW)
  • Maintain a list of tradesmen who have public liability insurance and are licensed
  • Maintain key registers
  • Review of essential services such as fire safety and other scheduled maintenance programs
